CERTIFICATE OF OCCUPANCY AND FIRE INSPECTIONS DURING COVID-19

MCAR and NJR are aware that the closure of municipal and county government offices has lead to uncertainty in a number of areas. - Fire Inspections: to waive, suspend, or modify CSACMAPFEC inspections and procedures for obtaining a Certificate of Smoke Alarm, Carbon Monoxide Alarm and Portable Fire Extinguisher Compliance (CSACMAPFEC) required under N.J.A.C 5:70-2.3(a).- Certificates of Occupancy: we are working to suspend or modify the requirements for Certificates of Occupancy, including the suggestion that these inspections be done "virtually".


EAST BRUNSWICK (as of 3/30/2020): Bureau of Fire Prevention has suspended home/condo smoke detector/carbon monoxide detector inspections. In lieu of home inspection, theyhave an updated form on www.ebfd2.org.

EDISON (as of 3/25/2020):The CO form on www.edisonnj.org has a waiver incorporated into the application. The instructions are listed on form. Go to Forms and Applications. NEW BRUNSWICK (3/24/2020): Inspections will still take place.

PERTH AMBOY (updated 3/30/2020): Application available during COVID-19. (Affidavit of Purchaser of Real Estate, During Emergency Declaration to Comply with The City of Perth Amboy Code Enforcement and Fire Prevention to Allow and Complete Inspections Within 45 Days Once COVID-19 Emergency is Declared Over by the City)


SOUTH BRUNSWICK (as of 4/14/2020): They are accepting an affidavit in lieu of inspection right now. The member just needs to fill out the application, including any receipts for extinguishers or detectors, and get it notarized and sent over to the Fire Safety office.  

WOODBRIDGE TOWNSHIP (as of 3/26/2020): Continue to do inspections. To schedule, contact the Housing Authority (732-634-4500).

Changes regarding COVID-19 are changing on a daily basis. Therefore, if you are seeing issues arise that we have not previously addressed, please let us know.(In certain municipalities where they are waiving the Fire Certificate and Certificate of Occupancy inspections, your client should consult their attorney for guidance.)
